Foundation repair in Ballwin

Ballwin's streets roll up and down, and so do its basements. Split-levels from the 1970s and 1980s, with part of the lower level dug into the hill, are a large share of the homes we see here.

Why split-levels behave differently

A split-level has a foundation at two depths. The deeper half sits in the hillside and takes more soil pressure; the shallow half rests closer to the surface where the clay swings most with the seasons. Cracks often show where the two meet, and the deep wall is the one that tends to bow.

Water on a slope

Rain that runs downhill toward a house soaks the backfill on the uphill side. A swale to turn that water, downspouts carried past the corners and a drain at the base of a walk-out wall often do more than any structural repair. We look at the whole lot, not just the crack.

Common repairs here

  • Wall braces or straps on the uphill basement wall
  • Crack injection where the two foundation levels meet
  • Regrading and downspout work to send runoff around the house

Seeing a crack you did not see last year?

Call or send the form. An inspector measures the house, explains what is moving and why, and puts the repair and its price on paper before anything is dug.
