What foundation repair costs in St. Louis

Foundation work is priced by the piece: per pier, per anchor, per strap, per crack. The number of pieces depends on how much of the house has moved, which is why two houses on the same street can get very different prices.

Typical pieces and their ranges

RepairPlanning rangeHow it is counted
Push or helical pier$1,200 – $3,000Per pier; a settled corner often needs several
Carbon fiber wall strap$400 – $1,000Per strap, spaced a few feet apart
Steel wall brace$600 – $1,200Per brace
Wall anchor$600 – $1,200Per anchor, needs yard space outside
Poured-wall crack injection$400 – $900Per crack, by length
Wall section rebuildQuoted per jobOnly for walls that moved too far
These are planning ranges, not quotes. They reflect commonly published figures for US residential projects and what drives them in older St. Louis-area homes. Your price comes in writing after the free inspection and replaces anything on this page.

What pushes the price up

  • Depth. Piers priced to a standard depth cost more if firm soil or rock sits deeper on your lot.
  • Access. Decks, driveways, patios and tight side yards mean more hand digging or cutting concrete.
  • Inside work. Piers or braces installed from inside a finished basement add time for protecting and replacing finishes.
  • Permit and engineering. Structural permits carry fees, and some jobs need an engineer's drawing first.

What can bring it down

Fixing the water first. A house that is settling because a downspout dumps at one corner may need fewer piers once that water goes elsewhere. And thin shrinkage cracks that need nothing cost nothing.

A worked example

Say the back corner of a brick bungalow has dropped, with a stair-step crack up to the kitchen window. The plan might call for four push piers along the two walls meeting at that corner, a lift toward level, and the downspout extended. Using the ranges above, that lands somewhere between about $5,000 and $12,000 before any finish repairs inside. Your written price may be higher or lower; this is only to show how the pieces add up.

Quick answers

Why do prices online vary so much?

Because they are averages across very different jobs. A single pier and twenty piers are both 'foundation repair'.

Is the inspection really free?

Yes. The visit, the measurements and the written plan cost nothing.

Do you offer financing?

Payment options are described on the financing page; ask at the inspection what applies to your job.

Seeing a crack you did not see last year?

Call or send the form. An inspector measures the house, explains what is moving and why, and puts the repair and its price on paper before anything is dug.
