Two kinds of ground
Up on the bluffs and ridges, homes sit on clay over rock, often on cut and filled lots. Settlement and leaning walk-out walls are the usual calls.
Down near the river, the ground holds more water and the water table rises with the river. The Meramec has flooded seriously in recent years, and even homes that stayed dry above ground can see more water under the basement floor when the river is high.
Sump pumps matter more here
In the lower parts of town we look hard at the sump: pit depth, pump size, check valve, discharge line and backup. A pump that is fine on a hilltop may be overwhelmed on lower ground in a wet spring.
